SITE PLAN REVIEW COMMITTEE
NOVEMBER 7, 2007 - Minutes
A meeting of the Site Plan Review Committee was called to order at 10:00 a.m. in Skaket Meeting Room at the Orleans Town Hall. Departments Present: George Meservey (Planning); Bob Canning (Health); Bill Quinn / Robert Felt (Fire); Brian Harrison (Building); Todd Bunzick (Water); Jennifer Wood (Conservation). Absent: Mark Budnick (Highway);
INFORMAL REVIEW: White’s Catering, 12 Commerce Drive
Bob Oldsman and Chef Sarah Hilton presented an Informal Site Plan for a change of use of a warehouse building at 12 Commerce Drive in order to run an expanding catering business and make use of existing commercial style kitchens and cooking equipment. There are no plans for a restaurant or retail sales from this location, only food preparation by approximately 2-3 employees. There is an existing 5’ hood with an Ansul system on the premises which will need to be inspected.
Comments:
Fire: The hood system must be UL-300 compliant and may need to be enlarged if increased production of grease laden vapors is present. The adequacy of the present hood system must be determined by a Fire Protection Engineer or a hood company. An alarm system may be required for the hood system at this location. The site is adequate for emergency vehicle access.
Health: The septic system is adequate and will need and inspection and state approval. Arrangements must be made with the Health Department for kitchen inspections.
Water: There are no Water Department issues unless a change is made to the location of the water meter.
Conservation: There are no Conservation Commission issues.
Building: In consultation with the Planning Department it has been determined that this
should be treated as a wholesale business and will not need a Zoning Board of Appeals review. Any hood system upgrade will require a building permit.
Planning: This location has been used as a bakery and then a warehouse and needed to come to Site Plan for a change of use back to allow food preparation.
MOTION: On a motion by Brian Harrison, seconded by Todd Bunzick, the Committee voted to waive the Formal review and approve the Informal Site Plan for a commercial kitchen for White’s Catering to be located at 12 Commerce Drive.
VOTE: 6-0-0 The motion passed unanimously
APPROVAL OF MINUTES: October 17, 2007
MOTION: On a motion by Jenny Wood, seconded by Bill Quinn, the Committee voted to approve the minutes of October 17, 2007.
VOTE: 5-0-1 The motion passed by a majority. (Brian Harrison abstained)
